Property Types Witness A Shift In Buyer Interest
A recent survey by mortgage provider Halifax has revealed that our preferences towards what type of property we want to invest in has changed.
During their research, Halifax found that despite their property values increasing over the last 10 years, since 2000 the number of detached property sold has dropped by 6% to only 15%.
And examining these figures it would seem that first time buyers have got a lot to do with this…
Since 2007, flats have progressively grown less popular amongst first time buyers accounting for only 24% of property sales instead of 36% 3 years ago.
On the other end of the scale, semi-detached properties have generated 7% more sales – up from 20%.
Discussing this change in property focus, property experts feel this shift is partially due to the decline of the family unit.
For instance, in the last 10 years the number of property investments containing a married couple has fallen from 48% to just 41%; whilst the number of single person properties has increased by 3% to 33%.
Fortunately property developers have quickly caught onto this trend amongst property owners:
- The proportion of new one bedroom property developments built has risen from 7% to 13%
- The number of new 4 bedroom+ property developments built since 2000 has fallen by 15% to 17%

It’s true that changes in your circumstances can affect what type of property you go for.
Semi-detaches appear to offer the middle ground – they are affordable, offer more space (and privacy) and can cope if you decide to stay and have children.
Flats dont offer that and detaches are just too expensive at the moment. No one can afford them even if they want them!
