			<content:encoded><![CDATA[<p>Studies by reputable property website Spareroom.co.uk has discovered that more than 36% of tenants are currently living in rental accommodation which contains out of date gas safety certificates… </p>

<p>Following a survey amongst thousands of tenants, Spareroom.co.uk were shocked to find that many property landlords are failing to fulfil their legal obligation to perform an annual gas safety check on their property lets. Instead allowing 26% of their tenants to live in property lets whose gas fittings and appliances haven’t been checked for faults by a gas safety engineer for more than 12 months.</p>
<p>And this lack of action by landlords could prove to be a fatal mistake if they are not careful…</p>
<p>By law, all landlords must legally perform annual gas safety checks on their properties to ensure all gas fittings and appliances are safe and are in working order. Similarly, landlords must also supply their tenants with physical evidence of this inspection by giving them a copy of the gas safety certificate.</p>
<p>However, despite this basic legal requirement, hundreds of landlords are putting themselves at risk of being prosecuted &#8211; should their tenants die or become injured as a result of a gas leak/explosion – simply because they don’t know any better.</p>
<p>Speaking on these statistics, many property advisors are attributing this problem to the growing number of inexperienced property investors entering onto the property market.</p>
<p>Choosing to lease properties as a second source of income, the majority of these inexperienced property investors have got no idea of their legal obligations towards their property investments. And as a result they are unknowingly putting their tenants at risk!</p>
<p>Luckily this issue can easily be resolved by either attending a property course or taking the responsibility to ensure that you are acquainted with all your landlord regulations. With a little preparation, landlords can quickly ensure that their tenants are safe…</p>

<p>Continuing on this research, mortgage advisor Ray Boulger has divulged that a further 50% of property investors do not know their own interest rate or even when their existing LTV deal is coming to an end.</p>
<p>And if this study is to be taken seriously, then this is a worrying revelation…</p>
<p>Unaware of the&#160; ins and outs of their mortgage deal, many property investors could be at risk of missing out on the best mortgage deals on the property market because they simply don’t know any better.    </p>
<p>Worse still, by not taking the time to acquire this property knowledge property investors won’t even know when is the best time to upgrade their mortgage to a more profitable monthly solution.</p>
<p>Currently such property knowledge is made available when homeowners close their mortgage deal with their lender; however taking these statistics into consideration, it is obvious that many homeowners are quickly dismissing this documentation once the deal is completed…</p>

			<content:encoded><![CDATA[<p>It is sad times for fans of popular property TV presenter Kristian Digby who sadly passed away at his Newham home on the 1st March 2010.</p>
<p>Best known for his extensive property knowledge in property TV shows To Buy or Not To Buy, Double Agents, Living in the Sun, House Swap and Buy It, Sell It, Bank It, Kristian Digby arguably grew up in a property investment environment…</p>
<p>Born into a family of established property developers and investors, from an early age Kristian demonstrated a keen knowledge for property and rapidly established his reputation as a property advisor within the industry.</p>
<p>A proven film director as well winning awards at the Melbourne film festival in 1998 for his short film Last Train to Demise, co-workers of this well-loved property presenter describes his death as a sad loss. Wishing his family their thoughts at this difficult time, Kristian is definitely an individual who will be sorely missed amongst his friends and fans for the energy he brought to all his TV shows…</p>
<p>At the moment his death is being described as ‘unexplained’ by the Metropolitan police who arrived at the scene following reports from his neighbours of seeing a body in his flat. Yet at the ripe age of just 32 years old and with many career prospects a head of him, it is undeniable that Kristian Digby was taken well before his time.</p>
